Our roots run deep in Africa, with a track record of delivery across 12 African countries and 8 asset classes, providing specialised accommodation and turnkey developments for more than 600 tenants.

OUR PROPERTY PORTFOLIO

We own and actively manage a US$862.0 million (as at 30 June 2023) real estate portfolio.

Grit currently holds 2 consular accommodation assets. This asset class is regarded as an impact real estate asset and provides a long-term, hard currency rental underpin to Grit’s revenue with a AAA rated sovereign entity.

Grit holds one corporate accommodation asset in Mozambique. The asset class is defensive considering the limited number of quality accommodation that are located in areas sought after by resources groups.

Grit currently holds 1 healthcare asset in Mauritius. Healthcare is seen as a defensive, impact real estate asset class considering its long-term tenancy and the role it plays in the communities served.

Grit largely transitioned out of the hospitality sector and holds two assets, located in Senegal and Mauritius respectively. Both assets are operated by *Lux Resorts and Grit does not take any hospitality risk.

Since the pandemic, logistics, light industrial and warehouse assets outperformed all other real estate asset classes on the continent. Grit continues to see high growth possibilities for this asset class, supported by increased e-commerce, improved transport infrastructure and regulatory shifts, such as the Africa Continental Free Trade Agreement. The Group currently holds 3 assets in this sector.

Grit views large format community and rural strip malls as defensive impact assets, considering the tenant mix catering for every day essential items. In addition, these malls play an important role in the communities they serve from a job creation and access to goods and services point of view. Grit’s portfolio holds 6 retail assets.

Grit holds five assets in Kenya, comprising consular accommodation, corporate offices, retail as well as logistics and light industry. Kenya’s position as gateway to East Africa, coupled with strong consumer demand, a stable economy and improved transport infrastructure, provides strong real estate fundamentals for especially warehousing, light industrial and logistics assets.

Morocco was the second country of operation. The Group holds one asset which is also the largest asset by value in the portfolio.

Grit’s only asset in Senegal is the Club Med Skirring Resort, as part of the Group’s long-term relationship with the operator, *Lux Resorts, who is also the anchor tenant of Grit’s hospitality asset in Mauritius.

Grit holds three retail assets in its Zambian portfolio. The Group regards large format community and rural shopping centres as defensive considering their tenant mix catering for everyday necessities.
